It is no secret that builders right now are selling new construction homes for just about what ever they can get these days.  Price drops, easy financing, gimmicks, and more are all over the place, just to get potential buyers in the door.  I have even heard of some builders putting cars in the garage for you, and offering to buy your old home, just so you can afford theirs!

So if you have been pondering putting that $8,000 tax credit to use and purchasing a new construction homes, what are some of the things you need to watch out for? After all, just because the building is brand new and the agent on site seems friendly and helpful, it does not mean all is well!  Here then are the 6 rules to buying a new construction home.

The 6 Rules to Purchasing New Construction Homes

1 Never trust the site agent!
Button_2 Always choose your own agent ahead of time!
Button_3 Insist on a home inspection no matter what!
Button_4 Do not blindly agree to use the builder’s lender!
Button_5 Always negotiate upgrades and get them in writing!
Button_6 Do some research on the builder’s reputation!

Obviously that is just the over view, and I will go into each one in more detail in future posts.  The thing to bear in mind is that there are different hurdles and traps associated with new construction homes regardless of where you looking. 

As you are driving around Lynnwood, Everett or one of the outlying communities, look at the new construction sites.  How many are stalled. How many have had homes that are sitting, unfinished and exposed to the elements?
